JOB DESCRIPTION
Objective:
The Property Manager will be an employee of the University at Albany Foundation and lead the team’s efforts to provide a superior tenant experience at our East Greenbush office facility. This will be achieved through professional, first-class property operation, maintenance, customer service, and strong financial and operational performance.
Essential Functions:
Supervise and coordinate the daily management and operations of university/commercial biotechnology research properties via the general administration, oversight of the operations management contractor and coordination with both owner and property staff. Responsible for maintaining the physical assets and financial performance of the property.
Duties and Responsibilities:
· Coordinate marketing and leasing of properties, qualify prospective tenants, tour facilities, and negotiate leases and /or lease renewals.
· Maintain positive relationships and high retention levels with all tenants.
· Respond to property and tenant needs, and coordinate with owner and staff to resolve issues.
· Manage tenant occupancy and any relocation activities.
· Coordinate tenant fit-up when necessary.
· Oversee the timely collection of rent, tenant payment of expenses and compliance with lease terms.
· Prepare accurate, timely and complete monthly reports including operational summaries, collections status, and variance reports.
· Assist in preparing annual budgets, forecasts, and management plans.
· Assist in the planning of, and supervise the implementation of, operating and capital expenditures.
· Supervise on-site employees and contractors to ensure optimum performance.
· Perform regular inspections of property, recommend and direct alterations, maintenance and reconditioning of properties as authorized.
· Negotiate and contract for vendor services and supervise work as required.
· Walk vacancies at least monthly to establish building integrity.
· Other duties as assigned or amended from time to time.
JOB REQUIREMENTS
Essential Job Skills:
· Requires a thorough understanding of commercial real estate and property management operations and leases.
· Ability to maintain a consistent on-site presence with frequent tenant, vendor, staff and University interaction.
· Develop and maintain positive relationships with tenants, staff, and owners.
· Accept directions from a supervisor; lead and give effective direction to support personnel.
· Computer and internet skills, including Microsoft Office Suite.
· Strong organization and communication skills, with the ability to multi-task and manage time to meet frequently changing deadlines in a fast-paced environment. Demonstrate confidence in management and workmanship, interest in accuracy and attention to detail.
· Pride of workmanship with an abiding interest in accuracy and attention to detail.
· Consistently maintain a positive customer-service attitude.
· Exhibit a strong work ethic with a team-oriented approach.
· Ability to meet the physical demands of the position, with or without reasonable accommodation.
Physical Demands and Environment:
· Must be able to sit, stand, walk, hear, see, speak, grasp, carry, pull, push or lift 20 lbs.
· Typically works indoors; occasionally works outdoors on the grounds of managed properties.
